Great Tenants

Prospective tenants are subject to a thorough refence check to ensure they will be able to meet the rent payments and take care of the property. Every application is checked on NTD & TICA databases. Only then do we allow our intuition to help us decide on the final selection. It is our policy not to accept a tenant until approval and confirmation has been given by you. If you wish to meet the tenants, we can arrange this for you. We have access to an Australia wide database of information relating to 'former' tenants. Agents all over Australia lodge details on these databases when they have a bad tenant. Good tenants are lodged also. It is then possible to enquire about names and personal details of applicants on this system to see if they have a recommended or non-recommended status.

Paperwork

We arrange all lease documentation. Upon expiry date, under current law, the tenant is still bound under the terms and conditions as listed in the original lease and may wish to remain on a periodic lease. We will notify you when the lease is due and discuss the renewal of the lease and any further rental requirements.

Your income statement is run either monthly or fortnightly. Statement runs are conducted mid-month and on the last business day of the month. It will be posted to you with copies of any invoices we have paid for you. We will direct credit the rent directly into your nominated bank account. In the case of mortgage payments, we advise that you are initially one month in advance to allow for any delays in postage or receipt of rent. We can endeavour to make arrangements in special circumstances for ealier rental payments, if necessary.

Maintenance

Prior to the initial tenant occupying or within the duration of the lease, we may advise that certain maintenance is required. On such occasions, we have a regular trusted group of tradespeople who look after all properties managed by us.

It is our policy to report repairs directly to you the owner within 24 hours, unless the matter is of extreme urgency. Although, if nominated expenditure by the owner has been given in the Management Authority, we still take responsible steps to advise of mainenance requests. Of course any urgent repairs affecting the tenants health or satefy must be attended to, and we will need to use our discretion on these matters. Accurate condition reports are made prior to the tenant occupancy. This helps to ensure that your property is left in good condition. Copies of our condition reports are signed and exchanged with the tenant, if you require a copy for your files, please contact our office. Photographs are very useful for condition reports and for Rental Tenancy Tribunal claims. Please contact our office to discuss your requirements in regard to photos. We initially conduct an inspection 4 months after the tenant/s have moved in, to ensure they have settled in. Our rountine inspections are then carried out on a 6 monthly basis, according to the Residential Tenancy Act, to ensure that the property is being maintained in optimim condition. Written reports are completed on all of these inspections and forwarded to you for recommendation and attention. We will contact you by phone if there is urgent maintenance or any other matters which we may need to discuss with you. If you would like to attend routine inspections please let us know.
